Roof windows and skylights in Leeds

A roof window transforms a loft or a back bedroom, and it is a job that either lasts twenty years or leaks within two. There is very little in between.

The difference is entirely in the flashing. A proper flashing kit, matched to the tile type and dressed in correctly, is what keeps water out. Silicone around the edges is what people find when they call me to fix somebody else's work.

Headingley has a lot of stone slate and a conservation area, so on some streets the tile match matters as much as the window.

What the job involves

  1. 1
    Match the flashing to the tile

    Flat tile, profiled tile and slate all take different kits. Using the wrong one is the usual cause of a leak.

    Cut and trim the rafters correctly

    Openings get properly trimmed rather than a rafter simply cut through and hoped for.

  3. 3
    Finish the reveals inside

    Plasterboarded and ready to decorate, with the vertical and horizontal reveals set to throw light into the room.

Do I need planning permission for a Velux window?

Normally not on a standard house, as it falls under permitted development. Listed buildings and conservation areas are different, and Headingley has both, so it is worth checking first.

How much does a roof repair cost in Leeds?

Most small repairs, a slipped tile or a bit of flashing, land between £150 and £400. A bigger job needs a look first. I quote in writing before anything starts, and the quote is the price.

Do you charge for quotes?

No. I come out, look at the roof properly, and tell you what it needs. If it does not need doing, I will say so.

How quickly can you come out?

For a leak, usually the same day or the next morning. I will get it watertight first and sort the proper repair once the weather allows.

Are you insured?

Yes, fully insured for public liability. Ask to see the certificate and I will send it over before I start.
