Chimney repairs and repointing in Leeds

Chimneys take more weather than anything else on the house. They stand proud of the roof on all four sides, and the mortar in them is usually the oldest on the building.

Once the pointing goes, water gets into the stack and travels down. The damp patch that turns up on a bedroom chimney breast almost always starts up there.

If the stack is redundant, taking it down is often cheaper than keeping it standing. Either way the roof needs making good properly afterwards, which is where most of the actual work is.

What the job involves

    Rake out and repoint

    Raked back to sound mortar rather than smeared over the top, which is what causes it to fall out again in two winters.

    Re-flaunch and reseat the pots

    The flaunching is what keeps water out of the top of the stack. It is a small job that prevents a big one.

    Lead, not mastic

    Flashings get replaced in lead and dressed in properly. Mastic is a repair that buys a year.

How do I know if my chimney needs repointing?

Mortar that is crumbling, sandy or missing between the bricks, and damp patches on the chimney breast inside. Left alone it lets water into the stack and then into the house.

Can you remove a chimney I do not use?

Yes, either to below roof level and tiled over, or the full stack. Both need the roof making good properly afterwards, which is where most of the work is.

How much does a roof repair cost in Leeds?

Most small repairs, a slipped tile or a bit of flashing, land between £150 and £400. A bigger job needs a look first. I quote in writing before anything starts, and the quote is the price.

Do you charge for quotes?

No. I come out, look at the roof properly, and tell you what it needs. If it does not need doing, I will say so.

How quickly can you come out?

For a leak, usually the same day or the next morning. I will get it watertight first and sort the proper repair once the weather allows.

Are you insured?

Yes, fully insured for public liability. Ask to see the certificate and I will send it over before I start.
