Roof cleaning and moss removal in Leeds

Moss is not just cosmetic. It holds water against the tiles, washes down and blocks the gutters, and as it grows under the laps it lifts tiles out of position.

It also hides everything underneath, so a mossed-over roof is a roof nobody has inspected properly in years.

I do not jet wash. High pressure takes the surface off concrete tiles and knocks years off the roof to make it look good for one summer. Soft washing plus a biocide does the job without the damage.

roof cleaning & moss removal on a typical Yorkshire house
  • Moss removal
  • Soft washing
  • Biocide treatment
  • Gutter clear as standard

You probably need this if

Signs worth acting on

  • Thick green or brown growth across the tiles, particularly on the north side
  • Moss debris in the gutters and on the ground after wind
  • Tiles that look lifted or uneven along the laps
  • A roof that has not been looked at in ten years or more

How I do it

What the job involves

  1. 1
    Scrape and clear by hand

Removed rather than blasted, and the gutters get cleared of the debris as part of the job rather than left full.

  2. 2
    Biocide treatment

Kills the spores off so it does not come back within the year. Without this, cleaning is temporary.

  3. 3
    Report on what is underneath

Once it is clear I can actually see the roof, so you get told what condition it is in.

Not sure if that is what you have got?

Send me a photo. I will tell you what I think it is and roughly what it costs, before anyone comes out.

Roof Cleaning & Moss Removal: common questions

Does moss actually damage a roof?

Yes. It holds water against the tiles, blocks gutters and lifts tiles as it grows under the laps. On an older roof it also hides the problems underneath.

Do you jet wash roofs?

No. High pressure strips the surface off concrete tiles and takes years off the roof. Soft washing and a biocide treatment does the job without the damage.

How much does a roof repair cost in Leeds?

Most small repairs, a slipped tile or a bit of flashing, land between £150 and £400. A bigger job needs a look first. I quote in writing before anything starts, and the quote is the price.

Do you charge for quotes?

No. I come out, look at the roof properly, and tell you what it needs. If it does not need doing, I will say so.

How quickly can you come out?

For a leak, usually the same day or the next morning. I will get it watertight first and sort the proper repair once the weather allows.

Are you insured?

Yes, fully insured for public liability. Ask to see the certificate and I will send it over before I start.
