Fascias, soffits and roofline in Leeds

The roofline is the edge of the roof, and it is where most timber rot on a house begins. Gutters hang off it, and once it goes soft the gutter starts to pull away.

Replacing it in uPVC ends the painting and ends the rot. Done properly it also gets the ventilation right, which matters more than people expect.

If the timber behind is sound, capping over it is fine and cheaper. If it is rotten, capping just hides it and traps the damp. I will show you which you have got and let you decide.

fascias, soffits & roofline on a typical Yorkshire house
  • Fascias
  • Soffits
  • Bargeboards
  • uPVC cladding
  • Dry verge

You probably need this if

Signs worth acting on

  • Paint flaking or timber going soft behind the gutter
  • Gutter pulling away from the wall or sagging between brackets
  • Birds getting in under the eaves
  • Black staining or green growth along the boards

How I do it

What the job involves

  1. 1
Strip back to the rafter ends

You cannot judge the timber without taking the old boards off, so that is where the job starts.

  2. 2
    Replace what has gone

Rotten rafter ends get cut back and spliced rather than boarded over.

  3. 3
    Vented soffits

The roof space needs airflow. Sealing it up is how condensation problems get built in.

Not sure if that is what you have got?

Send me a photo. I will tell you what I think it is and roughly what it costs, before anyone comes out.

Fascias, Soffits & Roofline: common questions

Do fascias and soffits need replacing or can they be capped?

If the timber behind is sound, capping is fine and cheaper. If it is rotten, capping just hides it. I will show you which you have got before you decide.

How much does a roof repair cost in Leeds?

Most small repairs, a slipped tile or a bit of flashing, land between £150 and £400. A bigger job needs a look first. I quote in writing before anything starts, and the quote is the price.

Do you charge for quotes?

No. I come out, look at the roof properly, and tell you what it needs. If it does not need doing, I will say so.

How quickly can you come out?

For a leak, usually the same day or the next morning. I will get it watertight first and sort the proper repair once the weather allows.

Are you insured?

Yes, fully insured for public liability. Ask to see the certificate and I will send it over before I start.
